About Nestria

What is Nestria?
Nestria is a simple rent ledger for small self-managing landlords. It tracks rent due, payments and arrears across your tenancies, and gives every tenant a portal to see their own statement and submit payments for your approval.
Who is Nestria for?
Self-managing landlords with a small portfolio — typically 2 to 10 properties. That includes single lets, HMOs, shared houses and student lets. If you've been keeping track in a spreadsheet, Nestria is the next step up.
What is Nestria not?
Nestria is not legal or compliance software. It does not handle deposit protection, gas safety certificates, EPCs or tax filing. It is also not an enterprise property management platform with maintenance, marketing or accounting modules. We deliberately keep it small and focused on rent tracking.

Pricing & trial

Is there a free trial?
Yes. Every account starts with a 14-day free trial. No credit card is required to start, and you can cancel anytime.
How is Nestria priced?
There are two simple plans: a Standard plan for single lets and small standard rental setups, and an HMO & shared houses plan for properties where multiple tenants pay separately under one roof. Detailed monthly pricing is shown when you start your trial.
Do tenants have to pay anything?
No. Tenants never pay to use Nestria. The tenant portal is included in your landlord plan, however many tenants you have.
Are there per-property fees or onboarding fees?
No. There are no per-property surcharges hidden in the small print, no setup fees, and no onboarding calls to book. You sign up, add a property and you're going.

HMO, shared houses & student lets

Does Nestria support HMOs and shared houses?
Yes. Each room or housemate can have their own tenancy under a single property, with their own rent, due day, statement and tenant portal. Housemates only ever see their own data.
Does Nestria handle student lets where each housemate pays their share?
Yes. The same per-tenant model used for HMOs works for student houses where each housemate pays their own share each month.
Is Nestria HMO licensing or compliance software?
No. Nestria does not manage HMO licences, room sizes, fire safety records or council registrations. It is a rent ledger that handles shared houses properly — not an HMO compliance tool.

Tenant portal & payments

How do tenants get access?
You send each tenant a one-time invite link from your dashboard. Once they sign up, they have their own private portal with their statement, balance and next due date.
Can tenants record payments themselves?
Yes. Tenants can submit payments (with proof, e.g. a bank transfer reference) from their portal. Nothing hits the official ledger until you approve it, so you stay in full control.
Does Nestria take payments from tenants directly?
No. Nestria is a ledger, not a payment processor. Tenants pay you the way they already do — bank transfer, standing order, cash or card — and Nestria records and tracks those payments.
Can I reverse a payment if it bounces or was logged in error?
Yes. Payments can be reversed with a reason, and the reversal is logged in the audit trail. Arrears and statements update automatically.

Rent ledger & arrears

Are monthly rent charges generated automatically?
Yes. Once you set the monthly rent and due day on a tenancy, Nestria generates each month's charge automatically from the tenancy start date — including backfilling history if the tenancy started in the past.
How does Nestria allocate payments?
Payments are allocated against the oldest unpaid month first. Partial payments and credits are handled correctly so the balance always matches reality.
Can I see arrears across my whole portfolio?
Yes. There's a single arrears view across every tenancy, with equivalent months behind, oldest unpaid month and 0–30 / 31–60 / 61–90 / 90+ day aging buckets.
Can I export a tenant statement?
Yes. Every tenancy has a clean statement that you can view in-app or export as CSV — useful for accountants, mortgage applications or your own records.

Data, security & support

Where is my data stored?
Your data is stored in a managed cloud database with row-level security so each landlord account is isolated. Tenants only ever see their own tenancy data.
Can I cancel and export my data?
Yes. You can cancel anytime, and you can export tenant statements to CSV at any point while your account is active.
